CC&R’s
Our CC&R’s make provision for dealing with those few who do not follow the covenants for living harmoniously in our community.
These measures won’t be necessary if we each follow The Golden Rule — Do unto others as you would have them do unto you.
Follow these breadcrumbs to access our CC&Rs as offered though the Manor Resident Portal:

Safety & Security, Emergencies
SJFP — The San José Fire Department (SJFP) is dedicated to promoting safety, preparedness, and resilience within our community. Review the information shared on SJFP’s site and explore the resources offered to stay informed and take proactive steps to protect themselves, their families, and their neighborhoods. This information serves as a central hub for important public education topics. Review the invaluable resources that the SJFP has shared on their website.
SJPD — Review the Emergency Contact Information below and all of the Department/Division/Service Contact Information shared through the San Jose Police Department.
Stay informed with neighborhood safety tips, emergency contacts, and security reminders.
| Emergency | 911 |
| To access 9-1-1 from cellular phones (Emergency) | 408-277-8911 |
| Non-Emergency | 408-277-8900 |
| To access the City of San Jose Call Center for General Information | 311 |
| San Jose Police Property and Evidence Facility | 408-277-4268 |
Making a 911 call from a cell phone routes the call to the nearest cell tower, which may not connect directly to SJ Police but rather to the California Highway Patrol’s communications command center in Vallejo, which then must establish a channel with SJ Police, all of which consumes precious time.
If using a cell phone to make an emergency call, best to use the number above, which connects directly to SJPD—(408) 277-8911.
Visit the San Jose Police Department (SJPD) website at SJPD.org for information on How to Report a Crime, in addition to Community Services, Crime Prevention Tips, Volunteer Opportunities, SJPD Contact information, and much more.
ROVING POLICE PATROL — We currently employ off duty San Jose Police Officers, in uniform, for high visibility patrol within The Villas. We encourage you to get acquainted with the patrol officers and welcome them into our community. They will be interested in discussing your concerns and answering your questions.
Leaving town? Request a residence check when you’ll be out of town by calling 408-927-0949. The patrol officers maintain a telephone recorder in the clubhouse to record your messages, and they will make periodic inspections while you are gone to insure that your home remains secure.

Our Environment
We live in a beautiful environment, with many wild animals and birds. Please be aware of the following important rules and guidelines, in accordance with the active CC&Rs when you purchased your home.
WILD ANIMALS — Several known species of wild animals may be encountered within The Villas. Refer to San Jose’s wildlife and warm weather tips offered on their Parks, Recreation & Neighborhood Services page.

- It is illegal to feed wild animals. Anyone deliberately feeding animals such as deer, fox, or coyotes is at risk of being cited by the City of San Jose Animal Services.
- It against the HOA rules to leave trash containers outside the home, other than on the day of trash collection.
- Do not leave pet food outside, as it attracts predators.
- Bird feeders may be put out with the proviso that there should be a “seed trap” under the feeder and that the homeowner should monitor the feeder to ensure that seed is not being scattered and thereby attracting rodents.
To protect small dogs from coyotes, the most effective methods are keeping them on a leash and under supervision at all times, especially at night.
